The 4 Golden Rules of Safe Property Transactions

1. Never Pay Upfront Inspection Fees

Do not transfer money for gate fees, registration fees, or viewing passes before seeing the property in person. Legitimate agents do not charge to show you a listing.

2. Inspect Property and Title Documents in Person

Always physically inspect the property. Before making payments or deposits, have a lawyer verify title documents (such as Governor's Consent or C of O) at the State Lands Registry.

3. Look for Verified Badges

Prioritize listings with the Verified Agent or Verified Agency badge. These sellers have verified their identity with government NIN and CAC registration.

4. Inspect in Daylight and Safe Company

Schedule viewings during daytime hours. When inspecting undeveloped land or unfamiliar estates, go with someone or share your location with friends or family.

Agent & Agency Code of Conduct

All agents and agencies on Nigeria Listing must follow these standards:

Owner Mandate: Agents must have direct authority from the owner or developer before listing a property.
Accurate Pricing: Prices must reflect the true asking price. Bait-and-switch pricing results in listing removal.
Actual Photos: Photos must show the real property, not stock images or photos from other listings.
Regulatory Compliance: Compliance with state regulations (such as LASRERA in Lagos) and professional standards.
