Do not wire or transfer funds for gate passes, registration fees, or viewing clearance before physically viewing a listing. Legitimate accredited agents do not charge buyers to view properties.
Always conduct physical site visits. Before issuing any deposit, engage an independent legal counsel to search title instruments (Governor's Consent, C of O, Gazette) at the relevant State Land Registry.
Prioritize listings from verified accounts. Individual agents display a Verified Blue SealCheck (government NIN & license vetted), while brokerages display a Corporate Gold SealCheck (CAC RC & TIN confirmed).
Schedule physical viewings strictly during daylight hours. When inspecting undeveloped acreage or remote residential estates, attend with a partner and share your live GPS location with family.

Direct Owner Mandate
Agents must possess verifiable authority from the property owner, developer, or authorized family trustee prior to publishing.
Accurate Asking Price
Quoted prices must represent the actual transaction figure. Bait-and-switch pricing or hidden charges will result in permanent listing delisting.
Actual Property Photographs
All media must reflect the real structure and unit interior. Stock imagery or photographs copied from other portals are strictly prohibited.
Statutory Regulatory Compliance
Practitioners must abide by regional regulatory guidelines (e.g. LASRERA in Lagos State) and Nigerian consumer protection acts.
